The Pros And Cons Of Buying An Agent - 829 Words

Though so much fuss is made of buying a home—the thrill of the hunt, the stress of the negotiations, there is just as much to handle when you are the seller. Remember, the longer your place sits empty, the longer you are footing the bill, plus if you have already taken on a new home mortgage, you are paying for both now. Finding an Agent- Don’t hire your friend as your agent. The selling process can be a long, arduous one, and you should feel empowered to speak up without worrying about putting your relationship on the line. Go beyond word of mouth. Referrals are handy, yes, but they’re not the only way to come up with a short list of potential realtors. Check out brokerage websites and read up on their agents (many provide biographies).†¦show more content†¦Meanwhile, pricing just at — or slightly below — market value can help generate much-needed buzz in the first couple of weeks after listing, when sellers usually see the most activity. The right number can also mean your home moves faster. Generally, statistics show that if a home is properly priced, a seller should receive an offer within the first 12 showings. Staging Build in time to spruce up your house. Before you plan on putting the house on the market, take a tour and try to see it through a buyer’s eyes. Then give yourself a month to paint over any boldly colored walls, do a deep clean of the whole place, remove personal affects and make any small upgrades that will boost curb appeal or price. Depending on how much stuff you have, you may want to consider removing much of it for open houses and showings. A clean, organized space is a welcome sight for buyers, since it gives them a chance to envision themselves in your home. You want a buyer to be able to picture themselves there. All of your personal items tend to distract that goal. Keep it clean until it sells You’ll have to keep your house clean — all the time. Besides the planned open houses, there are (hopefully) frequent calls from agents who want to show your home to their buyers on very short notice. And every time, your place has to be looking its best, which means until you sell, you will be responsible for keeping it spotless 24/7. Pets Pets may add a wrinkle to the process. Affirmative Action And The Civil Rights Act - 2055 Words

Affirmative Action was first enacted in the United States in 1961 by President John F. Kennedy, with the passage of the Civil Rights Act. It was intended to make hiring and university admittance practices fair, and it also required them to be made without regard to race, religion, and national origin. The law was intended for all groups to have an equal opportunity for employment and higher education, and it required that affirmative action be taken to ensure certain groups were employed or admitted. Gender was later added to the list of factors that could not be used to discriminate against a person. Affirmative Action was needed in America at the time because of the country’s history of discrimination against certain groups, particularly African Americans. Until the 1860’s slavery was legal in the United States and, even after it was abolished, African Americans continued to be discriminated against by â€Å"Jim Crow† laws, which segregated almost every aspect of life according to race. For example, in Montgomery, Alabama black residents had to sit in the back of municipal buses and a white person would never have to stand on a Montgomery bus even if it was crowded. As more white people boarded a bus, the â€Å"white section† increased, decreasing the number of seats available to blacks. Also, in many southern states in particular, laws were passed that required the separation of whites and blacks in public. â€Å"The segregation principle was extended to parks, cemeteries, theatres,Show MoreRelatedAffirmative Action And The Civil Rights Act973 Words   |  4 Pagesunfortunate minorities. Adidas is one the leading company in the sports equipment industry (with Nike, Reebok†¦), recognizable with its three bands, and since few years he is launching very effective campaigns. This effectiveness it’s due to the celebrity endorsement. This report will be introduced by the introduction of the overview of Adidas’s market and secondly the sport equipment market in general. 2. The group has divided its operating activities by major brand into three divisions: Adidas, Reebok and TaylorMade-Adidas Golf. The group operates through more than 170 subsidiaries in Europe, the US and Asia, each focusing on a particular market or part of the manufacturing process. After the financial crisis of 2008 and economic difficulties of 2009, Adidas came back strongly in 2010 and can show an excellent year. The Group generated a record â‚ ¬ 12 billion in sales, a growth of 9%, clearly outpacing his major competitors. 2. 2 Europe sports equipment market overview Adidas offers sports equipment for all sports. It provides footwear and apparel for each sport (cricket, football, running etc) England cricket team, sponsor Adidas R. Madrid football team, sponsor Adidas As we can see in the table 1, in Europe the sports equipment market grew by 2. 1% in 2011 to reach a value of â‚ ¬13. 9 billion (Marketline 2012). And according to recent figures this growth will continue to increase, for more than 10% between 2011 and 2016 (Marketline, 2012). Table 1: EUROPE SPORT EQUIPMENT MARKET FIGURES| Year| â‚ ¬ Billion| % Growth| 2007| 12. 7| | 2008| 13. 1| 3. 1| 2009| 13. 3| 1. 9| 2010| 13. 6| 2. 0| 2012| 13. 9| 2. 1| Source: Marketline The graph above clearly demonstrates that the French market is the most important as far as the sport equipment market is concerned, with a total value of â‚ ¬3. 7 billion in 2011. The German and UK market, with respectively 18% (â‚ ¬3. 5 billion) and 18. 3% (â‚ ¬ 3. 5 billion) of the market share, follow it. And then comes the Italian and Spanish market (Marketline, 2012). These five markets cover more than 72% of the European sports equipment market. Source: Marketline The most valuable segment in this industry it’s clearly the ball sport equipment segment. Adidas is well present, as they make footballs for the World Cup, UEFA Euro and the Champions League. These three competitions are the most watched all around the world (715 millions people watched the 2006 World Cup Final). FIFA World Cup 2010 UEFA Euro 2012 Champions League 12/13 According to the graph the less valuables segments are racket sport equipment (9. 5%) and golf equipment (13. 6%). By adding both figures they are still inferior comparing to the ball sport equipment (25. 5%). 3. Situtational Analysis| As mentioned above this report will analyse the leading sports equipment market, in this case the French market. 3. 1 PESTEL Analysis Through this PESTEL analysis we will analyse which factors any company has to consider, while entering the French sports industry. POLITICAL: France is a highly centralized country; an elite group is dominating in the state and the corporation sectors. This situation persists despite attempts to decentralize power in last few years. Furthermore, according to the recent report â€Å"corruption is perceived to be widespread in French politics†. Datamonitor, 2011) ECONOMICAL: From 1999 to 2007 France’s exports share in eurozone felled by 16%, and French exports were of a value of $595 billion in 2010 (declined by 4. 6%). This will affect the prospects of the French economy in the near future. (Datamonitor, 2011) For a company like Adidas, which exports a lot to Asia with a total market of â‚ ¬2, 972 million in China and other Asian market s, it can effects their sales. (Marketline, 2012) SOCIAL: The French population is becoming aged. Indeed, more than 17% of the population have more than 65 years (Insee, 2012). The Government is expecting to allow 4% of the GDP to healthcare, pensions and dependency care related to the aged people. (Datamonitor, 2011) TECHNOLOGICAL: After the industrial age France is moving towards technological age. Indeed, we can see it by the number of patents deposited at the US Patent and Trademark Office (USPTO), the figure reached 124,723 in 2010. (Datamonitor, 2011) In the other hand, the Government will withdraw the concept of Young Innovative Company, it will have is impact on the industrial growth and may reduce investments in the country. (Datamonitor, 2011) ENVIRONMENTAL: France was very active to prepare agreements on environmental protection and sustainable development and in the strengthening of international governance. In addition, with Norway, France initiated the Global Forest Partnership in 2010. (Datamonitor, 2011) But as the technological factors, the country is not encouraging and fulfilling his agreements. Indeed, last year France was assigned to the EU Court of Justice by the European Commission for its lack of attention in the industrial emissions regulations. The European Commission was telling that France has more than 60 factories that have not got environmental authorization of the EU. Datamonitor, 2011) LEGAL: Foreign investments increased by more than 20% couple of years ago, 782 projects lead to nearly 32,000 job. Most of these projects were related to the renewable energy sector. In 2010, non-national companies based in France created two million jobs. Many of the government’s tax and labour reforms have been met with cyni cism and public protests. The government may increase weekly working hours from 35 to 39 and abolish the wealth tax l’impot de solidarite sur la fortune. However, these moves will face public outrage and demonstration. 3. 2 Porter’s Five Forces Analysis We aim to measure an industry’s attractiveness and long-term profitability through Porter’s Five Forces analysis. Adidas and his competitor, as Nike, have reach to branch out in to retail after the industry of sports equipment has seen in recent years a great development of forward integration (as sportswear manufacturers). Despite the presence of major groups, in the French market of sports equipment, the market is still fragmented. Buyer power is becoming very strong, as there is a wide range of products available, and the existence of numbers of retailers and also the fact that some large firms have integrated forwards into retail. The expenses in sports equipment and apparel vary following the emergence of trends for particular sports. Another factor that influence purchases is the weather. It’s still possible to enter the French market by producing for example small quantities of custom-made golf and to have some economies of scales such as bulk buying. But, as seen in recent years the uninspiring revenue growth makes entry a less attractive for new entrants. The reliance on sales of sports equipment is reduced as many firms sell sports footwear and apparel in the French market. Rivalry is weakened as many large companies outsource their manufacturing. Marketline, 2012) Source: Marketline 3. 3 SWOT Analysis SWOT ANALYSIS| Strengths| Weaknesses| * Strong portfolio * Continuous research and development * Strong performance after 2010 FIFA World Cup * Worldwide presence | * Dependence on third party manufacturing * Unfunded postretirement obligations will impact cash flows adversely| Opportunities| Threat s| * Reorganization to improve efficiency * Sponsoring major sports events * Global footwear market is growing| * Counterfeit products * Competition * Fluctuations of foreign currencies | Adidas has in his portfolio three brands, as follows: Adidas, Reebok and TaylorMade-adidas Golf. Adidas is well present all around the world, Reebok is improving day by day (for instance Thierry Henry is sponsored by Reebok), and TaylorMade-adidas Golf is the less known brand of his portfolio. Because of their policy to encourage research and development allows Adidas to come out with new and better products to face competition of Nike. As mentioned above Adidas makes football for major football competition and it benefits of the success of these competitions. After the establishment in the European and American markets, Adidas is targeting Asian market (total market of â‚ ¬2, 972 million in China and other Asian markets). (Marketline, 2012) As Adidas outsource 95% of his production to Asian country (32% of his suppliers are Chinese) it cannot control the quality of his product. Indeed, several products made in China have been recall by many US companies after the publication of the Consumer Product Safety Commission report. The company cannot tolerate a lack of quality in front of Nike, in order to keep market shares. The company provides retirements benefits to most of their employees. According to a recent report, the company planned pensions of â‚ ¬67 million but they reached â‚ ¬74 million, so an unfunded status of â‚ ¬7 million. (Marketline, 2012) In order to enhance its efficiency Adidas undertook reorganization. Indeed, the company moved to a function-related structure from a vertically integrated brand structure. Adidas has many agreements for sports events: * Australia Olympic Committee until 2016 * Japan Football Association until 2015 * Spanish Football Federation until 2018 * Argentine Football Association until 2022 FIFA World Cup 2014 * UEFA EURO 2016 * UEFA Champions League * 11 year global agreements with the NBA (official sponsor NBA, Women’s NBA and the NBA Development League) These events will help the company to en enhance its brand image and awareness among customers and also to strength its profitability. The global footwear market, not only the European marke t, has shown a growth in recent years. According to Datamonitor, the global footwear market grew by 2. 6% in 2009 to reach a value of $196. 3 billion. Footwear, clothing, accessories and sportswear are the largest segments, accounting for 67. % of the market’s total value. Market’s forecast will reach the value of $230. 8 billion by 2014, representing an increase of 17. 6% from 2009. (Marketline, 2012) With the development of Asian countries, and the outsourcing of manufacturing of western companies in these countries, the counterfeit has increased and it’s a reel threat for companies. Adidas his facing competition of big companies, we identify as Adidas main competitors Nike, Puma, Callaway Golf Company and New Balance. As last threat we see the fluctuations of foreign currencies. For instance, in India a brand like Adidas is for the high-class society otherwise they cannot afford a football shirt, which cost about 60?. (Marketline, 2012) 4. Consumer Analysis| CONSUMER SEGMENTATION BASES| Behavioural| Demographic| * User status * Usage rate * Usage occasion * Brand loyalty * Benefits sought | * Income * Age * Sex * Race * Family| Psychographic| Geographic | * Values * Opinions * Attitudes Activities * Lifestyle| * International * Regional| This table shows the consumer segmentation bases that any company can use. They are usually the same regardless of the sector. Companies use segmentation in order to divid into groups’ consumers that have some characteristics and needs in common (Doole et al. , 2005). Hence, the company can attract easily those groups with specifics products. As his main competitor, Nike, Adidas target particularly young and middle age that practice sport. Another category of Adidas’s consumers has made by teams’ supporters (Real Madrid sold 1. 4 million shirts, Goal. com). Furthermore, there is a turnover of â‚ ¬1. 2 billion in goods related to football (Reuters 2012). Because of is large portfolio the company attract different customer markets with each brand, for instance golf interested consumers with TaylorMade-adidas Golf. The following perceptual map shows the positioning of Adidas as a company offering high quality products for a High price. Foot Locker and K-Swiss try to attract people with a lower income, whereas Nike and Puma apply the same price-quality strategy than Adidas. The competitive advantage of Adidas in comparison to those two companies, however, is its positive brand image. At least, in the decision-making units (D. M. U) we may be influence by friends, the press or by the company’s advertising. The person who buys, decides and uses is usually the same. 5. Marketing Objectives| As any company, which is not the leader in his sector, Adidas has as objective to try to extend his market shares and in long terms strategy to be the leader by a continuous research and development of innovation. Through these innovations steps Adidas can provide comprehensive solutions to his customers (Kotlet and Keller, 2009). One of the reasons of Adidas’s campaigns effectiveness is his brand awareness with his three bands logo. And also is slogan â€Å"Impossible is nothing†, outpace our limits; make the impossible possible. In a survey reported by SportsOne (2010), 98. 8% of the respondent pool aged 13 and up that purchased athletic footwear or apparel could associate at each one of the brand elements to the company name. And another key factor is the role of celebrity endorsement. Through this marketing tool fans can associate themselves to the celebrity and to the brand. 6. Communications Mix| In order to target a wide audience and to build its brand equity, Adidas uses several marketing communications tools. According to Duncan and Moriarty the brand delivers impressions, that can strengthen or weaken customers views of a company, on each contact it has with his customers. Kotler and Keller reinforce this as they said the shape and colour of the package, the product’s style and price, the store decor, the salesperson’s (dress and manner) communicates to buyers. 6. 1 Sports sponsorship Because they benefits of a large coverage, sports activities are more attractive to sponsors (Fill, 2011). Indeed, sport events are the most sponsored because: * They attract large audience * Simplistic measure of segmentation Events duration permits to be more visible As shown above Adidas’s main segment is football with a market share of 34% (Chazouilleres, 2010). Therefore, Adidas’s sponsorship with major football teams has been motivated because of â€Å"the attraction of large and specific target audiences with whom a degree of fit is considered to exist† (Fill, 2011) . Amongst football teams we can mention clubs like Real Madrid (2nd largest fans group in world), Chelsea (6th); national teams as Argentina, Spain; and of course the sponsorships of major football competition for years (FIFA World Cup, Olympics†¦). | Sponsorship is one of the important parts of the communications mix because it allows companies to communicate without the clutter of advertising. Of all types of sponsorship sport has captioned most attention and money (Fill, 2011). 6. 2 Celebrity endorsement In particular, a celebrity endorser should have a high level of visibility and a rich set of potentially useful associations, judgements and feelings (McCracken, 1989). Therefore, celebrities can play a more strategic role for their brands, not only by endorsing a product but also helping to design, position and sell merchandise and services. In these last years Adidas has sponsored many famous football players as Zinedine Zidane, David Beckham. Nowadays the main celebrity endorsed by Adidas is definitely Lionel Messi. They aim to attract football fans, and Adidas launched couple of weeks ago special football shoes for Lionel Messi (AdiZero F50, with a computer chip inside). 6. 3 Product placements Another tool of the communications mix is the product placement. This tool consists of putting his products, usually, in movies. Adidas uses this media because it’s a â€Å"billion dollar market† (Scevak, 2001). But since a decade product placement is not only made in movies but in all types of TV shows (Steinberg and Vranica, 2004). Since the release of â€Å"Blades of Glory†, we know that figure skating without Adidas is simply not the truth. The main characters guide you through the whole movie. In 2007 Adidas was already present in â€Å"Norbit,† â€Å"Stomp the Yard† and â€Å"The Messengers†. 7. Recommendations| For the future Adidas should be more aware about his brand image. Outsourcing 98% of his production in Asian country can affect his brand image because of the poor quality these manufacturers offer. By outsourcing his production can damage is research and development, which cost a lot. These two things, innovation and lack of quality, don’t match. Adidas should handle it as soon as possible in order to extend his market shares and face the competition. The company should continue to sign celebrities as they currently do. The celebrity endorsement is the main key of the marketing campaigns. But Adidas should not only focus on football market (even if is reliable market). It shows that company depends a lot on it. If in the future the market goes down, Adidas can be heavily affects by this. An ultimate recommendation can be to reinforce his presence on social networks as its use is growing amongst the youth market. 8. Conclusion| In this report we gave an overview of Adidas and the European sports equipment market. And we remarked that Adidas is the leading group in football industry, and the 2nd in sports equipment industry (after Nike). Then the report focused on the French sports equipment market. We analysed the market through two analyses, as follows: PESTEL, Porter’s five forces; and we made the SWOT analysis for Adidas. Targeted consumer are analysed nd marketing objectives are given to know how Adidas approach these consumers. We choose three different tools – sports sponsorship, celebrity endorsement and product placement – in order to explain the communication strategy used by Adidas. Finally, recommendations are done on how, in future, Adidas can maintain his leading position in the football industry and how to extend market shares and ho w face the competition. 9. Analysis of the three Documents

Introduction This paper analyses three documents namely 24- 1, 24-3 and 24- 5. The first (24-1) document dates back to the time of massive depression as Franklin D. Roosevelt proposed an activist government. The second document (24- 3) refers to a speech given to by Huey Long that proposed redistribution of wealth as a way of curbing the issues of poverty and suffering that had affected the American people. Huey made this proposal to offer other measures that he felt would help in meeting those needs that could not be met by the New Deal reforms.Advertising We will write a custom essay sample on Analysis of the three Documents specifically for you for only $16.05 $11/page Learn More The third document namely 24- 5 refers to issues, expressed by the former president, Hoover, who backed up the conservatives in criticizing the New Deal. In the same topic, there is a letter written by one taxpayer, Minnie A. Hardin, who sent the letter to Eleanor Roosevelt. After a critical reading and analysis of the document, the following points have been portrayed in the three documents. Analysis of the three Documents The first document shows how the industrial age affected the issue of Equal Opportunity for all. Before the industrialization started, most people dwelt on their lands and farms since urbanization had not come up yet. The American people concentrated on farming and getting their daily bread. Industrialization caused so many developments of industries in various areas of America. During the industrialization era, people got jobs to work in the industries, and there was an equal opportunity for all. However, some years after industrialization, the need ceased from building more industries to getting an enlightened administration to support even the small business people. In addition, the document explains a role of the government in the issue of equal opportunity for all. During the industrialization age, the government assisted the de velopment of industries since everybody knew the importance of industrialization. The government did not interfere with the activities going on in the developments of those industries. This shows the role of government during that ensured equal opportunity for all during industrialization. However, things changed after years of industrialization when the government seemed to be in competition with the private sector. This can be termed as being a problem that moved America backwards in terms of offering equal opportunity for all. The second document shows the failure of the New Deal and the measures undertaken to mitigate the consequences. The stated New deal did not prove to be adequate in solving the issues of poverty affecting the American people. The New Deal was developed to assist the American people and Huey Long’s proposal of redistribution of wealth came at the right time.Advertising Looking for essay on history? Let's see if we can help you! Get your first pape r with 15% OFF Learn More An impressive point to note about Huey’s move is the fact that he decided to come up with the movement to give a measure of security and well-being. The advantage of setting up this movement is that Huey was a charismatic leader and chances were high that he would move the movement to a national level. He used the movement to assist Roosevelt in the nominations since as a presidential candidate he had decided to support Huey’s efforts. However, the issue of leaders making false promises just before elections comes up since Roosevelt did not keep his promises after winning the election. The movement made proposals in sharing the wealth such that they knew they would get considerable support since it favored the poor. The third document takes the issue of leaders making false promises a notch higher. This is an intriguing point considering that he had also been in government at one point. He understood the tricks that the government pla yed upon its citizens only with an aim of getting their votes. Earlier on during the campaigns (in the first document), one can see that both Roosevelt and Hoover had made the same promise about redistribution of wealth. However, Roosevelt did not keep his promise. Hoover, in his speech, explained that the selfish leaders base their philosophy on coercion of men. Hoover had done his part in rejecting some issues that he felt would only worsen the situation in America. Thus, he noted that people never noticed the things he did for them in order to ensure they enjoyed freedom and liberation (Johnson 60). Minnie’s letter shows how the government may sometimes turn its focus from those who are needy to those who just take advantage of the attention. The letter came from a taxpayer, and this portrays what was going on in minds of many citizens at that time. She expresses her disappointment in the government in its failure to provide equality for all. It was not fair for the govern ment to offer so much to people who were not ready to work yet those who worked hard lived in more poverty than the beneficiaries. For example, the idle boys mentioned in the document seemed to destroy trees for fuel, yet, they were benefitting from the government. Some families continued to get more children since they knew that the government would take care of their problems. It would have been better encouraging them to work rather than be dependent on others. Conclusion The three documents seem to be significant in the ways explained above, and they all fit into the societal context since either leaders or citizens write them. They deeply express how New Deal shackled free men and only worsened the poverty situation.Advertising We will write a custom essay sample on Analysis of the three Documents specifically for you for only $16.05 $11/page Learn More Works Cited Johnson, Michael P. Avoid Over-Fertilizing Your Trees

Avoid Over-Fertilizing Your Trees Well-meaning homeowners who want to stimulate growth or promote health in their landscape trees often feed them with fertilizers. Unfortunately, too much of a good thing can have the opposite effect and can actually harm your trees. In normal landscape soils, many trees require no feeding at all, and if you do feed them, its critical that you use the right fertilizers in the right ratios.   The Right Fertilizer With the Right NPK Ratio Trees are usually grown for the appeal of their green foliage, so the best fertilizer is one with a relatively high ratio of nitrogen, which promotes green growth. Unless your soil is deficient in potassium or phosphorus (a soil test can tell you this), fertilizers for trees should have a high nitrogen number in the N-P-K designation.   A good choice is a fertilizer with an N-P-K (nitrogen-potassium-phosphorus) ratio of 10-6-4, preferably in a slow-release formulation.  Slow-release formulations are usually non-liquid products that use granules that are released gradually into the soil.   Although balanced fertilizers, such as 10-10-10 products, can be helpful for many flower and vegetable gardens when used with discretion, such fertilizers can have a bad effect when applied to the soil beneath trees. Excessive amounts of these nutrients can create too much mineral salt in the soil, which will harm the beneficial soil microorganisms  necessary to healthy trees.   Stay at less than .20 pounds of nitrogen per 100 square feet of root zone application area, depending on tree species and size. Any time you exceed this recommendation, you will create a situation for on-site contamination or the potential for runoff pollution into lakes and streams. Extreme contamination of soil can harm the site for a very long time. The Effects of Excessive Fertilization on Trees You can actually kill a tree if you apply too much fertilizer. Applying high levels of quick- release nitrogen can burn the roots when applied to the soil and can burn the foliage when applied as a foliar spray or drench. And if the fertilizer contains too much potassium and phosphorus, it creates excessive soil salts that trees may be unable to tolerate.   The most common ways to over-fertilize a tree include: Over-use of fertilizers that contain an equal ratio of all three essential nutrients (nitrogen, potassium,  and phosphorus)Applying more fertilizer than the standard recommended application rate suggestsUsing fast-release rather than time-release fertilizers Any or all of these mistakes will increase the chance of root damage to your tree. Too much fertilizer introduces toxic salt levels that not only harm the tree  but also make the site unsuitable for future planting.   Symptoms and Treatment for an Over-Fertilized Tree Symptoms of a tree that has been over-fertilized include: A crust of fertilizer visible on soil surface beneath the tree drip zone (the area of the ground beneath the spread of the branches)Yellowing, wilting, and browning on the trees foliage, starting at tree leaf tips and marginsA tree that starts to drop leaves before dormancy  begins.   The tree may survive and the site can be much improved if you do a fairly simple, three-part treatment as quickly as possible: Remove the dying or wilting leaves, if you have any, to reduce fertilizer remnants in the tree itself.Water the fertilized area of the soil thoroughly to a flushing point. Copious supplies of water will be necessary to flush excess fertilizer from the soil.  Cover the critical root zone with a natural plant-based mulch- preferably composted leaves and grass.  Perform a second water flush over the composted mulch.

Cheim weizmann Term Paper Example | Topics and Well Written Essays - 750 words

Cheim weizmann - Term Paper Example Weizman’s special talent in chemistry got revealed when he went to Germany and got admitted at the Polytechnic Institute of Darmstadt. Later he went to Switzerland and became a part of the University of Freiburg. The man who later displayed a successful political career was primarily engrossed with his studies at the earlier part of his life. Weizmann was awarded the doctorate in Chemistry in 1899 and two years later joined university of Geneva as an assistant lecturer. His excellence in chemistry was doing wonders in his career as in three years of time he joined University of Manchester as a senior lecturer. In personal life Chaim Weizmann was married to Vera Weizmann and the loving couple had two sons. Tragedy struck the Weizmann family when their younger son who was by profession a pilot of a fighter plane was shot down while flying and succumbed to the accident (Krane). Before discussing the political career of this great achiever, it is worth providing little more attent ion towards Weizmann the chemist. As mentioned earlier that he has moved to University of Manchester as a senior lecturer in chemistry in 1904. In 1910 he took British nationality and being a part of the Manchester University discovered how bacterial fermentation can be used to desired level to produce the determined level of similar substances. Weizmann is highly regarded as the father of industrial fermentation. The Weizmann organism or Clostridium acetobutylicum bacteria produced acetone within laboratory framework that later became important fuelling Allied war efforts (Dixon, 53). If he had contributed through the commercial production of acetone during the First World War, during the Second he got busy with synthetic rubber and high octane gasoline. Weizmann was highly regarded in England as one of the forefront chemists of his time and both during the First and Second Great War adorned with honorary posts to the British Military. Chaim Weizmann no doubt was an active chemist who had extended his helping hands towards the allied force during the First and Second Great War; yet at heart he was a strong believer in peace and considered science as the harbinger of the same â€Å"I feel sure that science will bring to this land both peace and a renewal of its youth, creating here the springs of a new spiritual and material life. And here I speak of science for its own sake and applied science.† (Spender 4) The academic and political career of this great soul ran on simultaneous track. While in Manchester he became a prominent Zionist leader and a regular attendee at the Zionist conferences. Weizmann is credited to have convinced the then British foreign minister Balfour (Balfour Declaration) on setting a Jewish homeland at Palestine, which was the long cherished Zionist demand. The man who later became the first President of Israel visited Palestine for the first time in 1907 (Isseroff). Though he was one of the founding members of the Palestine Land Development Company yet his inherent leadership and upright nature gets reflected through these words â€Å"A state cannot be created by decree but by the forces of a people and in the course of generations. Even if all the governments of the world gave us a country it would only be a gift of words. But if the Jewish people will go and build Palestine, the Jewish State will become a reality—a fact.† (Weizmann and Litvinoff, 301) Weizmann like a true leader had also tried to maintain a

Financial Decision Making Process within the Organisation Essay

Financial Decision Making Process within the Organisation - Essay Example Apart from generating profits from the shareholders, financial management also aims to maximise the profitability of the company to ensure a sustainable growth in future. Ensuring the sustainability of the organisation through proper reserve creation and re-investment of the profit amount is one of the crucial tasks in the realm of financial management. Financial Statement analysis and making investment decisions are two most crucial responsibilities of the financial managers. Financial Statement analysis includes the analysis of various ratios and financial statements like balance sheet and profit and loss account. A balance sheet discloses the financial condition of an organisation in a specific period of time. It mainly shows â€Å"what is owned by a business, what is owed, and the owner’s share (or net worth) of the business† (Langemeier & Klinefelter, n.d.). A profit and loss statement of any company discloses the organisation’s revenue and expenses for a specific period of time. Financial ratios assist in the evaluation the financial reports like balance sheet and profit and loss statement (Brigham, Ehrhardt, 2008). There are four types of ratios. These are liquidity ratios, solvency ratios, efficiency ratios and profitability ratios. Liquidity ratios are those ratios which measure the liquidity state of the organisation by evaluating the company’s liquid assets against its current liabilities. Financial leverage has certain important implications on the performance of the organisation. This mainly takes into account the long term liabilities against the total capital employed. This is also known as the ‘gearing ratio’ (Financial Times, 2009). A certain level of financial leverage can result in huge profitability; however, the company must be aware of the risk attached to it.

By this method they learned the dynamics of animal movement. In 1880s Thaumatrope two side one side with bird and other side with cage when twirl it the two image superimpose on each other and the bird will appear inside the cage because of the persistance of vission. Zoetrope is the series of images which are drawn and placed in a cylindrical object when the object revolves the images in a cylinder creates the illusion of motion and creates an animation in 1860s. 1878- THE PRAXINOSCOPE It is similar to the Zeotrope but its requiring mirrors to project the image. Emile Reynaud was the first person to opened first movie theater in Paris using the Praxinoscope. 1891- THE KINETOSCOPE The famous American inventor Thomas Alva Edison built on the previous models a model of his own which is considered to be the first cinema machine. It consisted of a box through which a reel of photos were passed, at a rate of 46 images per second, and lit by an incandescent lamp; the spectator could see the show through a peephole. On the other hand in Europe where the assembly line style of work was not encouragd, clay animation and other form of animation that required only a few individuals working on the set at a time was more popular. Because the actual set can only afford a limited amount of individuals working at one time together and no more this style and other alternative forums of animation became more widely accepted. Also most of the backgrond which looks like 2D were also made in 3D software and rendered as 2D image. Fishing released on 1999 Pacific Data Images use of non realistic photo, realistic water colour effect rendering in 3D software. Character Animation is all about what the character is thinking .At times, he was getting lost. Is he happy or sad? So we punched it up. Rather then having him just look up at the sky, we had him jump off the ground just a bit. That touch better communicates what he is thinking, what his feeling. Thats all I do all day long as a character animator- move 3D models to look like their thinking David Gainey Dinosaur released in 2000 With the development of the technologies of Computer Graphics it introduce a new and more realistic CGI characters accordingly those seen in Dinosaur. Cations and Anion Lab Essay

Introduction In this experiment we will be mixing two ionic compounds: potassium chromate and lead nitrate; both are soluble in water. This will be demonstrating a double-replacement reaction/reactions between cations and anions. If a reaction does occur it will form a precipitate due to one of the newly formed compounds not being soluble in water. Once the experiment was completed there was what appears to be a â€Å"solid† substance remaining in the test tube. This shows that a reaction occurred. Procedure 1. Once in the ChemLab-Cations and anion reactions. You will need to obtain a 100mL beaker and 50mL of potassium chromate. This will be done by clicking on the Chemicals section of the toolbar, then selecting 1M Potassium Chromate, change the volume to 50mL, then select to add the Potassium Chromate to a new 100mL beaker. 2. Next, you will need to left click on the beaker, then select Chemicals from the toolbar, select 1M Lead Nitrate, change the volume to 50mL (ensure that the window indicated that it will be placed in the existing beaker. 3. Now you will need to filter the precipitate. Obtain an Erlenmeyer flask and a Buchner funnel. This will be done by selecting from the Equipment section on the toolbar and selecting Erlenmeyer Flask-250mL. Next, right click on the flask and select Buchner Funnel. Right click on the beaker and select Pour/Decant. Move the beaker above the funnel and you will see a white area at the bottom of the flask. 4. Lastly, you will need to record the weight of the precipitate. Right  click on the flask and select Buchner Funnel. A message will appear asking if â€Å"An amount of solid was found present in the filter, what action would you like to take?†, select place solid into 50mL Test Tube. You will now see the Test Tube with the precipitate in the bottom, right click on the Test Tube and click on show weight, the weight of the precipitate will appear, record the weight. Observations and Results There is a small amount of precipitate in the bottom of the test tube that appears yellow in color with some dots in the solution. Weight of filtered precipitate: 16.160g Due to a reaction occurring between the cations and the anions this has caused a reaction, therefore creating a â€Å"solid† that is not water soluble. Discussion When mixing the two ionic compounds: potassium chromate and lead nitrate and then filtering the solution this revealed a â€Å"solid† substance that remained. This substance is not soluble in water hence it was left behind after filtering. This shows that a reaction occurred between the cations and anions. Conclusion This lab represented a double-replacement reaction of the ionic compounds: potassium chromate and lead nitrate. Once these compounds were mixed and then filtered it revealed a â€Å"solid† substance that remained. This confirms that a reaction occurred between the cations and anions, and ultimately formed a new substance.

The effectiveness of situational crime prevention as a means of reducing the impact of crime on society Essay Example

The effectiveness of situational crime prevention as a means of reducing the impact of crime on society Essay Example The effectiveness of situational crime prevention as a means of reducing the impact of crime on society Essay The effectiveness of situational crime prevention as a means of reducing the impact of crime on society Essay The government are using situational crime prevention as a means of reducing the impact of crime on society. I am going to examine the effectiveness of SCP. Situational Crime Prevention departs from mainstream criminology in that it focuses on the importance of the opportunity for crime to occur, the settings for crime, rather than upon those committing the crimes, preventing the occurrence of crime, rather than on detecting and punishing offenders. According to Item A, situational crime prevention involves in the immediate situation in which crime takes place to reduce its likelihood or seriousness. This involves coming up with theories that could be put into practice to reduce the attractiveness of a particular crime, for example using more CCTV and security guards in shops, have anti climbing paint on walls, have a neighbourhood watch areas etc. One of the main crime in society today is shop lifting, situational crime prevention as a means of reducing the impact on society today use blue inked tagged on clothes stores, this tags are put on clothes and when some one is trying to come out the shop without paying normally it will make a noise that way the shop assistants will know that the person hasnt paid, or if the do try to come out of the shop there is a tag that is difficult to take off, even the person does manage to take of the tag it will leave a blue stain on the piece of clothing. This has helped this type of crime reduce however there are still shops lifting going on and there are devises that people can have in order to take of the tag without any problems. Most shops now have guards standing at the door to check for any mysterious behaviour in people, which they have the right to stop any one if they think they could have shop lifted. Burglary in ones house is another form of crime and it is still common now, even celebrities get burgled, situational crime prevention have thought of having neighbour watch areas, where people in the neighbour hood sign up to watch over their area to make sure that there is nothing suspicious is going on, and anything does go on gets reported, having the sign neighbour watch area has reduced burglary as well as other crimes such as littering and fights on the street however this still goes on. As many neighbours fail to report such crime due to the fact that they are afraid or never look out for any suspicions because they are not aware of the environment as they have other issues to worry about. Also most burglars rob houses in the middle of the night when the neighbours are a sleep. We know by law prostitution is illegal and is classed as a criminal if convicted. Making it illegal is one way of preventing such crime however people are still doing this in most parts of the country. Situational crime prevention have also allocated red areas so at times polices will patrol in these areas which they think prostitution is common. On the other hand people say that they are nit the suspect instead they are the victim. And should not be fined or jailed for being the victim, as most women or men get caught into this act because of money or family problems, there should be support for these people and more education. In conclusion, situational crime prevention, has helped reduce crime and made areas less attractive for the suspect, however this does not stop crime altogether. The best crime prevention that most people agree with is CCTV cameras, as being caught on camera is solid evidence in court and suspects are less likely to do crime when there is a camera in view. However, having CCTV camera violates peoples privacy and their freedom. The question of having CCTV cameras everywhere is up to debate. There are many situational crime prevention that have worked but as everything else there are also down points.

Journal Topic 2-B - Essay Example sted at least of five basic elements: Indians, the slaves imported from Africa, the first wave of colonists; political and economic elite of an Anglo-Saxon origin; the waves of immigrants not only from the European, but also from Latin American and Asian countries. Trying to create a uniform and solid society and the state, America in many respects was guided by the French way, having officially chosen assimilation, which received the well-known name â€Å"melting pot†. 100% Americanization had to become an ultimate goal of the carried-out compulsory assimilation. However, despite all the efforts, by the middle of the XX century it became clear that â€Å"melting pot† policy didnt bring desirable results. Searching for the way out of the current situation led to the emergence of multiculturalism. The main reasons and contradictions, which brought multiculturalism to life, arose together with formation of the American state and continued to exist till rather recent time. American multiculturalism pays much attention to culture and identity, thus the American identity can be kept through art, especially through films (Benshoff & Griffin). Multiculturalism continues and strengthens the line of a cultural relativism extending it to e very national culture, keeping the principle of equality of all cultures and supplementing it with the principle of cultural

Current Event - Assignment Example Obama’s administration actually declared a humanitarian crisis following the surge in migration of unaccompanied minors across the country especially in places with large immigrant populations. The government has therefore opened emergency centers on the Southwest part including California, Oklahoma and Texas to shelter the migrants who always fight back deportation orders. Places such as the New York where there is rise in child migrants have reported an increase in the number of unaccompanied minors who seek help in the past even as the migrants claim that they left their native countries because of violence and the threat of gang recruitment or economic necessity. The shelters that were created by the government have been at capacity in the recent months where they are detained before released to their relatives (Semple Web). In fact, the author explains that some minors such as Leo who has been highlighted in the article took almost two months in the shelters before being reunited with their relatives in the U.S. Semple has also indicated that most of the minors normally qualify for some form of immigration relief raising questions on the number of new arrivals who will be allowed to stay permanently in the U.S (Web). The greatest challenge faced by unaccompanied minors that require urgent needs such as health care, psychological counselling and ed ucational support that are not easy to offer hence exposing them to high risks.
